I'm fairly certain that the heating duct choice, with the right equiptment/buff, can get you to the ground floor. I mean, it actually hints that in its text, and, also, this adventure has a leave-but-you-can-come-back thing like the fitness giant has with the mirror, and you need a certain thing equipped for that. Also, that would make every single non-com in this zone able to unlock the ground floor, and that sounds like something that TPTB would do.
